Harrogate needs to plan for more new homes to be built over the next twenty years and needs to identify suitable sites for such development. As a responsible landowner, we believe that the Duchy of Lancaster has an important part to play in helping the town to meet its growth needs in a sustainable and sympathetic way.

Following public consultation in the Summer, we have revised our proposals and we submitted an outline planning application to Harrogate Borough Council in November 2015. The key changes resulting from the public consultation are as follows:

  • A larger sports facility is now proposed;
  • A greater number of smaller houses are proposed within the centre of the site; and
  • Additional traffic management measures on Cornwall Road and in the wider area are proposed.

Duchy of Lancaster

The Duchy of Lancaster is an ancient inheritance first established in 1265. It includes around 18,500 hectares of farmland, historic buildings, residential properties and commercial businesses across England and Wales.
In Yorkshire, Duchy lands and properties include four main rural estates at Goathland, Cloughton, Pickering and Pontefract.  Its Harrogate holdings include residential properties, a school, care-home, hotel and The Stray, a 103-hectare piece of ‘open space’ used for multiple activities, most recently the Tour de Yorkshire.

The role of the executive team is to protect and preserve these land and property assets, enhancing the overall value of the estate for future generations.
We assess our developments on their impact on the local community, the quality of their design and construction and their long-term sustainability and viability.
